Furnishing a rental property can indeed lead to a higher rental income, but it may not be suitable for all properties or landlords. If you're aiming for long-term tenancy, it's generally not advisable to furnish your property. Additionally, the market for furnished rentals is smaller, so while you might earn more in rent, there's also a risk of longer vacancy periods. 


We recommend discussing your goals as a landlord and your property's potential before deciding on furnishing, as there is a niche market for furnished properties that can be beneficial with the right strategy in place.

 


All properties require Landlord Insurance and good landlord insurance cover is highly recommended. If you have a house you would require Building and Landlord Insurance. For most strata properties your Landlord Insurance should be sufficient coverage however I would confirm this with your Body Corporate Managers first. 


Engaging a quantity surveyor to create a detailed depreciation schedule could be beneficial in maximising your tax deductions. Depreciation ranks as one of the most significant tax deductions for property investors, yet many investors may not be fully capitalizing on this opportunity. 


Yes you can, though it is not always recommended by our office. For as little as $139 for an unlimited yearly subscription we recommend outsourcing the cleaning and checking of your smoke alarms for peace of mind if there was ever an incident. 


Yes and for a number of reasons. The quality of photos and attention to detail make your property stand out. It is said that great photos get 30% more views and can attract a higher quality tenant. You can also keep the photos for a number of years and they can be used if you ever intend to sell instead of having to take photos with tenants in place. 


Predominately no. There are times we suggest to avoid, Christmas Break Or Easter Long Weekend but generally with the right marketing and team on your side there should be no issues renting out your property all year round.
