Most leases are 6 to 12 months. Our office usually suggests to start with a 12 month lease unless you are considering plans to sell, move, renovate or just would like flexibility.
Our office follows the Residential Tenancies and Rooming Accommodation Act 2008 legislation however we start communicating with our tenants from 2 days. We find by having consistent and open communication channel we avoid a lot of issues potential rent arrears.
Once we have provided the report to our owners, we will notify the tenants of the issues found at the inspection.

The current RTA legislation allows us to only increase the rent every12 months. As most leases are 12 monthly it is reviewed upon each lease renewal.
For longer leases i.e. 24 months you can put a special condition of an increase after the first 12 months.
