If you're renting out your home for the first time, there are a few extra costs and services you’ll need to consider to ensure your property is compliant, appealing to quality tenants, and set up for stress-free management.
High-quality photos are essential for attracting good tenants. My photographer charges just $179 for 10 images, with a quick 24-hour turnaround. Plus, we enhance your listing at no extra cost by adding a floor plan, a 3D virtual tour, and virtual furniture adjustments to make your property stand out.
By law, smoke alarms must be tested prior to a new tenancy and at every lease renewal.
We recommend Property Compliance Australia, who offer an annual service for $139, covering all call-outs and compliance checks throughout the year.
We can make your investment truly hands-off by arranging for your BCC rates, Urban Utilities bills, and body corporate levies to be paid directly from your rental income.
This ensures your bills are paid on time, any charges are correctly passed onto tenants, and everything is neatly summarised in your End-of-Financial-Year statement.
No additional charge for this service.
Before your tenants move in, it’s essential to ensure the property is professionally cleaned and presented to a high standard. This includes thorough cleaning of all areas, professional carpet and upholstery steam cleaning (if applicable), and mandatory flea treatment if pets have been kept at the property.
Having landlord insurance is highly recommended to protect your property against tenant-related risks.
Many of our landlords use Terri Scheer or EMB Rent Cover. If you'd like, I can obtain quotes and help you get set up with a policy.
A tax depreciation report can help you maximise deductions and save thousands at tax time. We partner with Real Property Matters, who can prepare a detailed depreciation schedule from $595.
If your property is individually metered and meets water efficiency standards, you’re able to pass on water usage charges to your tenant. To do this, the property must be certified as water compliant. A licensed plumber can inspect your property and issue a Water Compliance Certificate for approximately $200, provided no upgrades are required.
Before we can hand over the property to new tenants, we will require a full set of keys for the office and one full set for each tenant listed on the lease. This includes keys for all entry doors, security screens, mailboxes, garages, and any other lockable areas.
If additional keys need to be cut, we’re happy to arrange this for you at cost.
